Quality List: | QUALITY REPORT OF THE PROJECT: 24 HOUSES TYPE DUPLEX, COMMERCIAL BUILDINGS AND GARAGES.
LAYING OF FOUNDATIONS.
Foundations will be made of reinforced concrete according to legal provisions and current rules. The concrete to be used in the resistant elements (foundations) will be of resistance higher than 250 kg/cm2.
Reinforcing steel :
- Corrugated AEH400NF
- Laminated A42b
Fulfilling the ?Instruction EH98? and the Technical Norm ? Sismorresistente NCSE-O2?.
SANITARY NETWORK.
P.V.C. drainage with its corresponding column boxes, different dimensions, connected to the existing network with a minimum inclination of 2%.
BRICKWORK.
External walls: double hollow-block with a light colored monocap finish layer of cement mortar, light colour. Thermic and sound insulation throughout.
The interior closing partitions between houses will be made of drilled brick.
Overall closings will be carried out according to the Basic Norms of Construction, NBE-CPI/96.
ROOFING.
According to the type of building, a flat roof or tiled roof, insulated and water proofed.
All of the building will be roofed according to the legal requirements NBE-CT/79, NBE-CA/88 and NBE-QB/90 to guarantee thermic, acoustic and waterproofing requirements.
FINISHING.
COMMUNAL AREA.
The exterior walls will be finished in light colored monocap, with marble or stone finish according to builders choice.
The exterior floor area will have a non-slip tiles.
Garage ramp will be built with non-slip floor tiles; garage floors will have a special surface for garages.
HOUSES.
Floors.
Floor tiles, GRES ARCE brand, Model: AMPURIAS 45X45 with its skirting board.
Walls.
Plaster except in humid rooms where wall tiles will be placed.

Kitchens: wall tile AURA BLANCO 20X30 with border, by PAMESA .

WOODWORK
EXTERIOR.
Façade: ivory colored aluminium windows ?SERIE EUROPEA?, double glazed windows CLIMALIT TYPE 4+6+4 mm with interior designs.? Mallorquín? style blinds with mobile stripes or scrollable aluminium blinds according to carpentry designs.
INTERIOR.
Varnished pine wood doors, beveled glazing on passage doors. Communal area banister will be made of laminated and enameled steel.
Entry door will be made of metallic plate with lacquer, security hinges and safety lock: TESA or similar.
ELECTRIC INSTALLATION.
The whole installation will be carried out according to the Legal Requirements and the Norms of The Electricity Board : ?Endesa S. L.?
Mechanisms: SIMON-27 model.
Sites designed for TV antenna and telephone infrastructure according to current rules.
PLUMBING AND BATHROOM FIXTURES.
Full installation with P. V. C. drainage.
Pre-installation for washing machine, dishwasher and sink.
White porcelain sanitary fittings, Roca make, Dama model.
Cut off tap in all of the installations.
Lever action mixer taps, Roca, type MONODIN, as required.
PRE-INSTALATION OF CLIMATIZATION MACHINE.
Pre-installation of air-conditioning, of type CLIMAVER PLUS and white aluminium air vents in all of the living areas. Refrigeration lines are pre-installed from the the exterior main unit space to the living areas.
PAINTING.
The exterior metalic carpentry will be painted twice, after an anti-corrosion undercoat.
The interior carpentry will be finished in a satin varnish finish.
The interior walls and ceilings will be painted in white waterproof paint.
EXTRAS.
Community pool situated in the communal garden area.
